COMMERCIAL PROPERTY

The CAW 2002 Regulations, which came into
force in May 2004, compel all commercial UK property owners to
investigate buildings for asbestos and to manage any associated
risks. Those who fail to comply will risk crippling fines and
even imprisonment.
A written survey is
mandatory. It includes a management plan for all asbestos
containing materials [ACMs] identifying both position and
condition.
This may sound fairly simple, but the confusing details of the
regulations and the fact that there are literally thousands of
different ACMs will leave property owners vulnerable to the
large number of unscrupulous surveyors who work hand in glove
with licensed asbestos removal contractors. The evidence that
unnecessary and expensive work is being forcefully recommended
mounts by the day.
At SLE Cladding Ltd we regularly hear how companies and
individuals have been ripped off to the tune of thousands of
pounds (sometimes ten of thousands) for the removal of Asbestos
Cement roofing sheets, gutters and even small flat boards. SLE
Cladding Ltd's staff not holding qualifications in the
removal of asbestos or other health and safety matters are thus
strictly forbidden by the company from giving advice on it's
removal and disposal or on any other Health and Safety
matter.
If you own, manage or rent any property (commercial &
residential or others) that contains or may contain Asbestos
including Asbestos Cement roofs and gutters etc, we most
strongly recommend a
visit to the asbestos watchdog website.
